Real Estate ABCs
First, consider your business. Do you have customers visiting frequently or are vendors more common? Do you need the ground floor or is the third floor fine? Do you need a lot of individual offices or does an open floor plan make more sense? The answers to these questions will greatly determine what class of office space will work best for your business. Class A space tends to have the most curb appeal, highest level of finish and best amenities, but usually commands a higher lease rate than Class B or C space. Not all space is created equal, nor should it be.

Location, Location, Location
When choosing office space the location must fit your business. Does your business need a Main Street address or will 12th Avenue work? Do you have many employees or only a few? How many parking spaces will you need? What about access to public transportation? Do you need to be located in a high-profile submarket near vendors or business partners? Submarkets often vary substantially in terms of accessibility, visibility and affordability. You should also consider whether the location is close to community colleges, universities and residential neighborhoods.

Third, Think Features
Finally, it is important to understand not only how much space your business needs, but what features are important. Do you need flexibility to accommodate growth? What building features and amenities are important? What do employees expect, need and want? Do you need redundant power, break rooms and large floor plates for cubicles? Analyzing current and future needs is crucial in selecting the ideal space for your business.
