Atlee Station:
A Landmark Location

Location, location, location … as the time-tested adage proclaims! In the northern sector of the Richmond metropolitan area resides Atlee Station, Hanover County’s premier business park. Federal Express, Owens & Minor Inc. and the Richmond Times-Dispatch anchor the park, with its excellent access to major highways and an educated, skilled work force. Hanover County designated Atlee Station an economic development zone in 2001. The creation of EDZs fosters the development of “ready-to-go” sites by giving priority consideration for development infrastructure and fast-track permitting.

Among the benefits of being an EDZ are the following: 1) priority for revenue sharing and advanced road design, 2) advanced utility design, permitting and funding, 3) first priority in the development review process, and 4) advanced design, permitting and land acquisition for storm water management. Being located in an EDZ enables Atlee Station to be very competitive in attracting new and expanding businesses.

The cost of doing business in Hanover is very competitive as the county has the lowest real estate tax rate in the metro area. In addition, there is no business and professional occupation license tax (BPOL), except for contractors, and the machinery and tool tax is very competitive. This tax structure, along with the EDZ benefits, creates an extremely attractive package for companies looking to make a move.

The 236-acre Atlee Station provides all these economic incentives as well as the benefits of a high-end, master planned business park. Combining these features with a highly accessible location provides businesses with an extremely attractive solution, with up to 32 contiguous acres for office or R&D sites. In addition, hotel and retail sites are available for development along the entrance to the park.
